This is dependant on the complexity of the application on an individual basis. For skilled workers this will also depend on CoS availability your sponsor has.
Response decision times are out of our control and are determined by the Home Office. This is also dependant on the service you paid for. Priority services are not always available and are not recommended by us as you will not receive a refund from the Home Office if they fail to make a decision within the time period.
In most cases, a sale or purchase may take between 12-16 weeks from receipt of draft contract papers until completion. This is dependent on third parties and the nature of the transaction which may vary the timescales.
Until both solicitors receive signed contracts and the contracts are exchanged, either party can pull out at any time without contractual consequences.
Before exchange of contracts as a buyer, your solicitor will ask you for the signed documents and the exchange deposit or contractual deposit which is usually 10% of the purchase price unless agreed otherwise.
Both the seller and buyer will need to agree a completion date which is feasible for both parties and the chain (if any). This is usually communicated between the solicitors and written into the contract on exchange of contracts.
Once the seller’s solicitor has confirmed to your solicitor that they have received completion funds, the estate agent will then be able to release you the keys and you can collect either from the agency or otherwise agreed and move into the property.
